Why San Francisco is a different job

Most of the city’s housing stock predates the appliances installed in it. That does not change a diagnosis, but it changes access, and access decides whether a repair takes one visit or three.

Closets, not laundry rooms

Stacked washer-dryers sit in hall closets with two inches of clearance. Servicing one means unstacking it in place, so we bring straps, a narrow dolly and floor protection as standard.

Galley kitchens

A dishwasher often cannot be pulled forward without lifting it over finished flooring, and a built-in refrigerator cannot be pulled forward at all. Both are diagnosed where they stand.

Long vent runs

Dryer vents in Victorians and Edwardians run through wall cavities to a roof or light-well termination. They clog far sooner than a suburban installation, which is why “my dryer takes three cycles” is usually a vent problem, not a dryer problem. How to check yours: dryer takes too long to dry.

Sub-Zero columns, Miele and Bosch integrated dishwashers, Thermador and Wolf ranges, Fisher & Paykel DishDrawers. Removing a custom cabinet front badly costs more than the repair, so these need someone who has done it before.

Refrigerators against exterior walls

A warm fresh-food section with a cold freezer in an SF flat is usually a defrost, evaporator-fan or airflow fault rather than the compressor. Kitchens against uninsulated exterior walls see evaporator icing more often than average.

Pricing

UniFix Appliance Repair diagnostic visits start at $85. The diagnostic fee varies by appliance type, brand, location, and appointment requirements. We confirm the fee before scheduling. If you approve the repair, the diagnostic fee is applied toward it. You get the repair price before work starts. Repairs carry a written warranty on parts and labor; the term is stated on your invoice.
